
Most roof problems announce themselves well before they become expensive. Catch them early and a repair stays a repair, instead of becoming a replacement. Here are the five signs we tell Connecticut homeowners to watch for.
1. Shingles curling, cracking, or missing
Shingles showing these signs are nearing the end of their lifespan. Once the edges lift or the surface cracks, they no longer shed water the way they were designed to — which leaves your home open to leaks and moisture permeation.
2. Bare or “bald” spots
Missing patches of shingles without a recent storm are worth paying attention to. If shingles are coming off in ordinary weather, they are already too weak for it. Loose shingles also tend to damage the roof around them as they move, so a small bare spot rarely stays small.
3. Stains on walls or ceilings
Water trickling down an interior wall means it has already penetrated the roof lining. This is the one to call about right away — standing moisture inside a wall cavity leads to mold buildup, and the repair grows the longer it sits.
4. Sunlight in the attic
Go up on a bright day and look at the underside of the roof. Tiny streams of light through the attic ceiling mean holes — and anything that lets light in lets moisture and water in too.
5. Higher energy bills
A roof is part of your home’s envelope. Openings in it let outside air in and conditioned air out, which shows up as lower efficiency and higher bills long before you ever see a drip.
